Welcom to the Menneoso Ranch
The Menneoso Ranch is located in Union County, Northeastern New Mexico between the communities of Rosebud and Amistad along highway 420. The ranch consists of 6,900 deeded acres, 160 acres of state lease and 320 acres of private lease. Access to the ranch is off of highway frontage and maintained county roads on three sides. The terrain is rolling plains with two draws originating on the ranch. There is an excellent Gramma turf throughout the ranch with some Bluestem in the draws. The ranch is well watered with seven wells averaging 220' in depth. There are multiple drinkers and a number of earthen tanks in the pastures. The ranch is divided into five pastures and three small traps.
The Menneoso Ranch is a true cattle ranch. Currently running as a Cow/Calf operation but would make an excellent yearling ranch. Mule deer and Antelope roam the ranch as well as covey's of quail.
All mineral rights have been previously reserved. This ranch sits within a high demand wind energy play. The Seller is currently negotiating a long term lease with one of the competing wind companies. The SPINNERET WIND PROJECT is a partnership with the State of New Mexico. The company has leased in excess of 345,000 acres in the area. The project will originate in Union County and terminate via a transmission line to the 4 corners to replace the SAN JUAN COAL GENERATING PLANT. It is anticipated that several turbines will be placed on the ranch, ranging from 4.5MW to 6MW. Each turbine will generate a sizable income when operational. Initially there will be a land lease until the turbines are operational. Huge revenue potential for this ranch and you can still run cattle. Seller will retain a percentage interest in the wind production only.
